Tenant FAQ - Ontario Version

Applicants must provide proof of income, consent to a credit and background check, and demonstrate a positive rental history. Specific criteria may vary by property.

A completed rental application, proof of income, a valid government-issued ID, and any applicable supporting documents.

Application fees are not standard practice in Ontario. If a fee is charged, it must comply with provincial regulations and is typically non-refundable.

Applications are typically processed within one to two business days, depending on the receipt of all required documents and timely responses from references.

While credit history is considered, we also evaluate income, rental history, and other factors. Each application is assessed on a case-by-case basis.

Income requirements may vary by property. We assess applicants' ability to pay rent based on their income and other financial obligations.

Landlords may collect a rent deposit up to the amount of one month's rent, to be applied to the last month's rent. Key deposits may apply

You can schedule a tour through our website, contacting our leasing team directly or through any realtor.

Standard lease terms are typically 12 months. After the initial term, leases automatically convert to month-to-month unless renewed. Renewal leases will be discussed upon expiration of initial term

Utility inclusions vary by property. Please refer to the specific listing for details.

Tenants may be responsible for rent until the unit is re-rented or the lease term ends. We will try to work with you to meet your objectives, however some costs may apply

Rent can typically be paid through pre-authorized debits. However, can also be completed online through our tenant portal, by bank transfer, or other approved methods.

Rent is usually due on the first of each month. NSF fees may apply

Co-signers may be considered if an applicant does not meet certain qualifications.

Tenants can submit maintenance requests through our tenant portal or by contacting our maintenance team.

We offer 24/7 emergency maintenance services for urgent issues. Contact our maintenance team immediately for assistance.

Recent pay stubs, tax returns, or proof of other income sources are typically required.

Tenants may sublet their unit with the landlord's consent, which cannot be unreasonably withheld, as per the RTA.

Occupancy limits follow local municipal by-laws and health and safety regulations.

Tenants should contact our office or maintenance team for assistance. Lockout fees may apply, as specified in the lease agreement.

Most units are unfurnished but select properties may offer furnished options.

Any modifications must be approved in writing by property management.

Approved applicants will be notified via email, phone, or text with next steps.

Yes, virtual tours are available for most properties.
