Tenant Screening & Leasing

We conduct a thorough screening process including conducting our own credit checks, employment and income verification, reference checks, and rental history review. All screening practices comply with the Ontario Human Rights Code.

We conduct a detailed market analysis considering property condition, location, and current rental demand to recommend a competitive rate.



Management Fees & Financials

For condominium units, our management fee is 6% of the monthly collected rent. This includes full-service management—rent collection, tenant communication, maintenance coordination, lease renewals, and monthly financial reporting.

No. Lease renewals are included at no additional cost as part of our ongoing management services.

In most cases, no. Routine maintenance coordination is included in our standard management fee. We work with a trusted network of contractors and tradespeople who can address most issues directly with tenants, eliminating the need for additional oversight. There are no administrative markups or hidden fees for standard repairs.

Administrative fees only apply in cases involving major renovations, capital improvements, or when significant coordination is required—such as when the property manager must be onsite to supervise work. While we aim to minimize extra costs, ensuring your property receives the attention it needs remains our top priority.

Rental proceeds are deposited directly into your designated account no later than 15 days after collection. You’ll receive detailed monthly financial statements outlining income, expenses, and management activity, along with year-end summaries to support your accounting and tax filings.



Maintenance & Inspections

Tenants submit requests through our online portal. We assess urgency, dispatch licensed professionals, and notify you for approval when required. Emergency repairs are addressed immediately to protect the property and ensure legal compliance.

We conduct move-in/move-out inspections with photo documentation. An additional inspection is scheduled at least one additional time. Additional inspections during the tenancy as required or requested to ensure your property remains in good condition.



Legal & Compliance

We handle all preliminary steps, including notice preparation and communication with the tenant. However, only a licensed paralegal or legal professional may represent landlords at a Landlord and Tenant Board hearing. We can refer you to trusted professionals and support the process administratively.

We manage rent increases in accordance with the Ontario Residential Tenancies Act, including adherence to annual guideline limits and required notice periods.

Yes. Landlords must carry property and liability insurance. We also require tenants to obtain renter’s insurance with liability coverage.



General Operations

You can be as hands-off as you like. We manage all tenant communication, maintenance, rent collection, and compliance. You’ll receive timely reports and updates, so you remain informed without the daily responsibility.

If you live outside of Canada but own rental property here, managing your tax obligations can feel overwhelming. At Saradal Properties, we take that burden off your shoulders. Non-resident owners are required to remit 25% of their rental income to the CRA each month — but with the right guidance, you may only need to pay tax on your net income (after deducting allowable expenses like maintenance, insurance, and mortgage interest). We handle the entire process for you:

  • Managing monthly remittances to the CRA
  • Preparing all year-end tax slips and reports
  • Helping you maximize deductions and minimize taxes
